This project is an extensive remodel and addition to an existing single-family residence located on a bluff at Sea Cliff. The project included a full seismic upgrade, elevator, stairs, basement, sub-basement wine cellar, and a large cantilevered balcony. The superstructure consists of three stories of wood framing supported by two stories of below-ground concrete, bearing on more than 40 concrete-drilled piers. The use of a combination of short concrete shear walls, wood shear walls, and special steel moment frames enabled unparalleled views of the Pacific. The result was a building that values the original Mediterranean Revival design, while bringing the home up to current standards. Other features include a concrete retaining wall along the property line, landscape work, water fountain, and new vaulted ceilings.
